The Home Selling Process

1. The first step to us working together is for you to fill out my Home Seller Questionnaire. Once I receive your responses, we will schedule a listing consultation.

2. During the Listing Consultation, we’ll go over the selling process in detail including reviewing my strategic marketing plan, your pricing strategy and discuss home staging options.

3. After the consultation, you’ll have a punch list of items so you know exactly what to do in order to get your home ready to list.

4. Next comes the really exciting part—we’ll take professional photos and video, choose a listing date and get your home on the market!

5. While your home is active, but prior to receiving any offers, I will work with you to coordinate showings, open houses and provide prompt feedback from buyers so you know exactly how buyers are experiencing your home. We will communicate frequently and I will continue to aggressively market your home to find the right buyer.

6. Once an offer is received, I will work hard to get you the best price and offer terms possible. I will negotiate on your behalf and ensure any issues that emerge are dealt with quickly.

7. Once you’re under contract I’ll continue working behind the scenes as we navigate collecting the earnest deposit, inspection, appraisal, title work and more through final loan approval and closing day! I have a transaction coordinator that will help oversee all paperwork aspects from the time you go under contract until closing in order to ensure all timelines and closing requirements are adhered to.

8. If you will be buying your next home while selling, we will work on finding you the perfect home and ensure that the closings for both your sale and purchase are coordinated in a way that allows you to move seamlessly from one home to the other.

9. Many sellers these days ask for possession after closing for up to 30 days. If you aren’t handing over the keys at closing, we will remain in communication and ensure your move out happens in time to pass the keys along to the new buyer on or before the possession date in the contract.
